The Signs of a Structural Roof Problem

“When it comes to a structural roof problem, it’s absolutely imperative that it is rectified as soon as possible to ensure the safety of everyone living in the home,” said Lance Dahl, CR Senior Sales Representative – Exterior Products with Callen. “Typically, structural roof problems occur due to a neglected leak, a flaw in the property, considerable surplus weight from ice or snow, or the ravages of time.”

Regardless of the cause, a structural roof problem will leave behind telltale signs that a homeowner can easily identify if they know where to look, which includes making observations from the outside and inside of the home, including the attic.

“One of the safest and most simplistic ways of determining whether or not your roof is suffering from a structural problem is by examining the ridgeline and the chimney from the ground,” Lance said. Never climb onto the roof if you surmise the roof’s support system is jeopardized. If the ridgeline is visibly bowed or bent in the middle, then it’s apparent that the roof’s structure is compromised and the situation needs to be addressed without delay. “Additionally, if you notice the chimney is cracked or crumbling, you’ll want to have it promptly assessed as well because the chimney’s stability is reliant on the roof’s condition. In other words, the fractures in the chimney could be a symptom of roof damage,” he said.

While inside the home, take note of the condition of both the windows and the doors. Are they difficult to open and close? “If you notice the problem is reoccurring and present throughout the home, and the frames are clearly warped, then it’s likely that the structure of the roof is shifting or deteriorating,” said Lance. Moreover, you may notice that the ceilings are starting to droop, or that there is a significant rise in the frequency and volume of cracking sounds above. You’ll want to be extremely cautious in this situation because a ceiling that is dipping could mean that the area is holding in water. “A live leak is considered a roofing emergency and you’ll want to contact a roofing professional on the instant,” he said.

The attic is the final area of a home that is prone to signs of structural roof damage. “Let’s say the ceiling doesn’t show any indications of bulging, but you notice an attic leak. Thanks to gravity, it won’t take long for the water to drip down and soak through the insulation and then the ceiling,” Lance said. Too much moisture will lead to mold growth and rot, and these two factors combined can seriously endanger the roof’s framework. Again, this is an emergency situation and it is necessary to seek professional help immediately.

“The safety of all residents inside the home is always first and foremost,” he said. “Therefore, if any of these symptoms sound familiar to you and you suspect structural roof damage is to blame, evacuate the home at once.” It’s also recommended to inform the local authorities of the impending problem. “Once safety is ensured for all residents, it’s highly critical to contact a qualified roofing professional in order to have the roof properly assessed, so the necessary steps can be taken to avoid any further property damage,” Lance said.
