The IOU Method of Inspecting a Roof

Next, look for areas that appear to be sagging or buckling, as these could be signs of structural damage or a weakening support system. Finally, shine a flashlight around the attic to check for evidence of moisture problems such as dark streaking or staining.

When examining the home’s exterior, start from the ground up. In other words, begin your inspection by walking around the home’s perimeter, taking stock of the various components of your roof and being on the lookout for any signs of damage, such as the following:

• Cracked, curled, or missing shingles. Shingles are your roof’s first line of defense against the sun’s harsh, damaging UV rays. Damaged or missing shingles will expose your roof’s vulnerable underlayment, putting your home at risk for leaks and water damage. Because of this, it’s crucial to restore your roof’s protective layer by replacing these shingles as soon as possible.
• Bent flashing. Flashing are the metal pieces used to prevent leaks around chimneys, skylights, vents, and other roofing penetrations. If the flashing becomes bent or warped as a result of the elements, water can penetrate the resulting gaps and cause roof leaks.
• Dark areas on your roof. Dark patches or spots on your roof are the result of the shingles’ protective granules wearing off. While this usually is the result of time, these granules can also be knocked off by hail or overhanging tree branches rubbing on the shingles.
